Buying Before Winter

 
It won't be long before the Upper Peninsula landscape is buried under its' winter coat for the next 3 to 4 months. This period of time after deer season, before the Holidays, and prior to the deep snow falls is one of the best times of the year to get out and look at property for sale. If you are a hunter, it is one of the best times to see sign from the previous season. If you are a recreation buyer, right now is a great time to view the landscape. For any type of buyer, the end of a year just prior to winter can be the best time to strike a deal with a seller that needs capitol, or does not want to bear another winter with property on the market.

The U.P. has some lovely times to be in the woods. My favorite is fall, but a cool summer breeze, or a crisp spring day can be equally as magical. For looking at property to buy, however, nothing beats early winter. Getting out before the deep snow hits provides a better look at the landscape while you can still get around the woods with minimal effort. Things can look a lot different with the changing seasons in Northern Michigan. Early winter provides a great look at the land while still allowing vehicle and foot access to most areas.

For the hunter who struggled through another season without their own private land, this can be a great time to search for next year's hunting ground. The deer sign is still visible from this season. Even in migratory areas, you can view trails and buck sign that show what a property has to offer. There is no better time to scout for next year, and if you are a bow hunter, you may get a chance at a late season buck in the process.

Regardless of your intentional use for the property, now is a great time for buyers to negotiate a favorable deal. At this time in the year, most seller have been marketing their property for quite some time. The best selling season has passed them by and they are looking at several months of slow activity and limited prospects. In some cases, a seller will be willing to take much less for their property prior to entering another winter. A buyer is likely to be the only prospect that a seller has at this time, giving them the advantage in negotiations.

If you have a little extra year-end money put into an investment, or you have been stalling on the decision to buy, give some serious effort during this period of the season to look for your new property. It's a great time to look at land, and a great time to get a bargain as well.

Northern Michigan Land Brokers On The Move

Northern Michigan Land Brokers has sold their office building in downtown Marquette. The Real Estate company recently sold their location to a locally owned and operated web site design company. Elegant Seagulls will now occupy the historic downtown location.

Northern Michigan Land Brokers is moving their business location to 2552 US 41 West in Marquette. This building is located next to Buffalo Wild Wings on the North side of US 41. The reason for the change in location is two-fold for NMLB's. The new location provides much better business exposure being on the highway in the most highly traveled portion of US 41/M28. The new location also provides additional office space and room for future expansion.

While the agents with Land Brokers will be sad to say goodbye to Marquette's Downtown area, they are excited about the new opportunities that the location on the highway will provide. They extend an invitation to current and new clients and customers to stop by to see their new offices starting on Monday October 17th.

Buyers Market

The key to successful investing is buying low and selling high. This is obvious, but what is not so obvious is exactly when those times are.

The Real Estate market in the Upper Peninsula has followed much of the rest of the Country in resent years in a downward path. We usually lag behind most of the National market. Markets are extremely localized and vary from town to town. In the Upper Peninsula, some areas have been hit much harder than others. The residential markets in the more sparsely populated areas of the U.P. have been slow and prices have come down significantly. The larger cities, however, have sustained good residential markets. There has been a reduction in values and home sales across the board, but areas such as Marquette and Houghton have been stable.

The markets for vacant land, camp and cottages, second homes, and investment properties have been much slower. These markets are more dependent on National economic conditions and regional buyers. With the turmoil in the stock market and high unemployment, these markets have suffered in the past three years. There are large inventories of listings in these markets causing values to fall.

Right now it is a buyers market because of the large inventory and in some cases desperation of sellers. The question is; will values continue to decrease? Will the National economy continue to suffer causing hesitation to purchase? These are tough questions to answer, but my opinion is that now is the time to buy.

By the time the National economy gets back on tract, the markets will recover and the opportunity to buy on the down side will be gone. Prices have come down on some properties up to 50%. Buying now seems risky, but in the large scope of things is the correct move. Values will recover in the long term and the best move is the get in before they start to go back up. Look to purchase properties in the segments of the market that have traditionally strong, but are currently week.

The other driving factor that makes now the time to buy is interest rates. I do not believe that we will ever see interest rates this low again. Purchasing under these conditions can set up a perfect situation for an investor. Locking in a record low interest rate while purchasing a property that has the potential to double in value in the next 10 years is an opportunity not to be missed.

Not every market will recover equally, and there is no telling how much longer we will be in this rut, but I believe there are some really good opportunities to invest in Real Estate in the Upper Peninsula right now.
