Buying Before Winter

 
It won't be long before the Upper Peninsula landscape is buried under its' winter coat for the next 3 to 4 months. This period of time after deer season, before the Holidays, and prior to the deep snow falls is one of the best times of the year to get out and look at property for sale. If you are a hunter, it is one of the best times to see sign from the previous season. If you are a recreation buyer, right now is a great time to view the landscape. For any type of buyer, the end of a year just prior to winter can be the best time to strike a deal with a seller that needs capitol, or does not want to bear another winter with property on the market.

The U.P. has some lovely times to be in the woods. My favorite is fall, but a cool summer breeze, or a crisp spring day can be equally as magical. For looking at property to buy, however, nothing beats early winter. Getting out before the deep snow hits provides a better look at the landscape while you can still get around the woods with minimal effort. Things can look a lot different with the changing seasons in Northern Michigan. Early winter provides a great look at the land while still allowing vehicle and foot access to most areas.

For the hunter who struggled through another season without their own private land, this can be a great time to search for next year's hunting ground. The deer sign is still visible from this season. Even in migratory areas, you can view trails and buck sign that show what a property has to offer. There is no better time to scout for next year, and if you are a bow hunter, you may get a chance at a late season buck in the process.

Regardless of your intentional use for the property, now is a great time for buyers to negotiate a favorable deal. At this time in the year, most seller have been marketing their property for quite some time. The best selling season has passed them by and they are looking at several months of slow activity and limited prospects. In some cases, a seller will be willing to take much less for their property prior to entering another winter. A buyer is likely to be the only prospect that a seller has at this time, giving them the advantage in negotiations.

If you have a little extra year-end money put into an investment, or you have been stalling on the decision to buy, give some serious effort during this period of the season to look for your new property. It's a great time to look at land, and a great time to get a bargain as well.
